Developers Mission Street and BGO have appointed the firm to deliver the 180,000 sq ft Fabrica scheme on Botley Road, with work set to start at the end of May following groundworks by Colemans.
Due to complete in early 2027, Fabrica will be the biggest UK science project to break ground in the first half of 2025.
The five-storey building will sit at the heart of Oxford’s West End innovation district, offering flexible lab and office space alongside 7,000 sq ft of public-facing amenities including F&B.
Fabrica is targeting BREEAM Outstanding, EPC A and WiredScore Platinum ratings. It will also become Oxford’s first Living Wage building, with all workers paid at or above the Living Wage.
Bowmer + Kirkland will use local labour and supply chains as part of its build strategy.
The win strengthens the contractor’s growing reputation in the science and innovation sector. It is also working under a PCSA on Mission Street and BGO’s 23-acre District East scheme in Cambridge.
